What is a Townhome? A Townhome is a single family dwelling on it's own lot that may or may not be attached to another structure on an adjacent lot. The Homeowner's Association collects an additional amount from Townhome owners to pay for exterior maintenance (building and landscaping), as well as additional Reserves for the replacement of exterior materials (siding, roofing, etc.) over time. In summary, the HOA takes care of the exteriors of the buildings for the owners.
When you buy a Townhome Lot, you would enter into a construction contract for a residence of a specific size and architecture, with a base contract amount and a specific timeline for construction. You may choose all interior finishes and the total cost for construction would go up or down depending on your choices. We expect cost per sq ft for construction to be between $250 and $300 for the Townhomes, with a high quality level of finishes. We expect the first set of two Townhomes to be ready to begin construction in early 2008.
Pacific Seawatch is a quality community with strong CCRs and Design Guidelines. A club house with indoor pool and exercise room is planned for completion for summer of 2008.
