Association Summary

The Pacific Seawatch Homeowner’s Association (PSHOA) will own and operate the roads, trails, and all community recreational amenities.

Association Dues

Care and/or maintenance and operation of these amenities are included in the 2008 Association dues, which are $565 per lot in 2008. The budget for 2008 is as follows:

  • Administration & Bookkeeping: $ 3,500
  • Insurance: $ 2,018
  • Landscaping Expense: $ 2,500
  • Licenses & Fees: $ 100
  • Postage & Delivery: $ 150
  • Professional Fees: $ 2,000
  • Reserves: $ 11,500
  • Taxes: $ 100
  • Utilities: $ 0
  • Miscellaneous: $ 1,000
  • Contingency: $ 5,000

Total Dues Needed to Collect for 2008: $37,290.20 (Divided by 66 lots = $565 per lot per year)

* Reserves are for the eventual repair and replacement of common elements such as roads, trails, monument sign, etc. This (and certain other costs like insurance) will need to increase when the Club House is turned over to the HOA.

* Notes Club House Budget:
The Club House is expected to be complete and turned over to the Homeowners' Association July of 2008. The expenses for the Club House are for July - December 2008 only and are itemized as follows:

  • Maintenance/Housekeeping: $ 1,800
  • Pool Expense: $ 1,050
